Landlords' Letting Procedure

The student market is very seasonally biased because students are told in January each year if they have been allocated college accommodation. Those that haven't (invariably the second and third years) must find a suitable property immediately.
Once FK Student Letting has been instructed to let your property:
- It is posted on our interactive website with photographs and virtual tours (if possible)
- Letting particulars are drawn up
- It is added to our company wide database
- Advertisements are regularly placed in appropriate publications
Your property is not removed from our letting register until:
- Application forms have been received from all prospective tenants
- Our administrative fee is paid
- £100 holding deposit is paid by each prospective tenant
- A tenancy start date has been agreed with you
A 'parent pack' is then sent to all parents / guardians which includes a specimen tenancy agreement, copy of the initial account (including the deposit and the first month’s rent) and guarantor forms to complete.
Once all paperwork has been completed and returned to us, an appointment is made for the prospective tenants to sign the tenancy agreement in our office.
A further appointment is made approximately one month before the tenancy start date for the tenants to pay their first account and arrangements are made for them to collect keys on the due date.
